Why Plan Gutter Maintenance as a Landlord?
Gutter cleaning for a rental property in NZ is cheaper when you schedule it than when you react to it. Overflowing gutters can stain cladding, rot fascia boards and send water into ceilings and wall cavities. By the time a tenant reports a leak, the repair bill is usually far bigger than a clear would have been.
It’s also your job in most cases. Tenancy Services says the landlord is usually responsible for outside tasks like washing the house or cleaning the gutters, unless your tenancy agreement says otherwise.
The Healthy Homes Standards add another reason:
- Rental homes need enough guttering and drainage to stop water getting inside.
- Blocked gutters or disconnected downpipes can put a property out of step with the drainage standard.
- All private rentals have had to comply since 1 July 2025.
Planning gutter maintenance across your properties keeps costs predictable. A ladderless gutter cleaning service like ours, done entirely from the ground, also takes a lot of the safety worry off your plate.
This guide is general advice for landlords and property managers, not legal advice. For your specific obligations, check with your property manager or a tenancy advisor.

For property managers
The cheapest gutter clean is the one you schedule. Reactive call-outs after a tenant reports a leak usually come with extra damage to fix.
Why Does Ground-Based Cleaning Suit Rentals?
Ground-based cleaning suits rentals because nobody climbs a ladder or walks on a roof, so there’s less risk to the worker, the building and the tenant’s property. With traditional cleaning, someone leans a ladder against the spouting or steps onto the roof. That can dent spouting, crack tiles and leave sludge on decks and paths.
The safety side matters to your own risk too. WorkSafe NZ says there’s no minimum height threshold for working at height, so any fall risk has to be managed. It recommends physical barriers for any potential fall over one metre.
Our approach is different:
- Nobody on the roof. Carbon-fibre reach poles work from the ground, up to 3 storeys.
- No mess for tenants. Debris goes straight into sealed containers and leaves with us.
- Downpipes flushed. We don’t stop at the top gutter. Every downpipe is flushed through to the soak hole.
- Fully insured. We work under a comprehensive health and safety policy for high-reach and ladderless work.
For tenants, it means a quick, quiet visit. They usually don’t need to be home, as long as we can reach the outside of the house and the downpipe outlets.
How to Schedule Across Multiple Properties
The best way to schedule property manager gutter maintenance is a fixed yearly plan with one main clear before winter. If you look after several rentals, that saves time and stops anything slipping through the cracks.
Group by area. Properties in the same suburb can often be done on the same day, which keeps things efficient.
Set the main clear before winter. Late autumn, after leaf drop, is the most useful time. It gets every property ready for the wettest months.
Add extra clears for treed sections. Rentals under pines, redwoods or big deciduous trees often need two or three clears a year. Our guide on how often to clean gutters covers how to set the right interval.
Book between tenancies. A clear between tenants is a good moment to check spouting condition and fix small problems before the next lease starts. It also avoids notice headaches, because Tenancy Services says inspections during a tenancy need at least 48 hours’ notice and can happen no more than once every 4 weeks.
| Property situation | Suggested approach |
|---|---|
| Single rental, open section | One clear a year, late autumn |
| Rental under heavy tree cover | Two to three clears a year |
| Portfolio across several suburbs | Group by area on a fixed schedule |
| Multi-storey or multi-unit building | Ground-based vacuum up to 3 storeys |
| Change of tenancy | Clear and condition check before move-in |
Multi-Storey and Multi-Unit Buildings
Multi-storey gutter cleaning works best from the ground. We clear long spouting runs from the footpath or car park with a vacuum and reach poles, up to 3 storeys, so there are no ladders blocking entrances. Two- and three-storey buildings are where ladder cleaning gets slow, expensive and risky, and scaffolding adds cost and disruption.

For buildings with several units, let us know about shared downpipes and soak holes when you book. Shared drainage is often where blockages hide. Flushing it through stops one unit’s problem becoming everyone’s problem.
A quick checklist when you book:
- How many storeys, and roughly how long are the spouting runs?
- Which units share downpipes or soak holes?
- Where can we park and set up, such as a car park or footpath?
- Are there tight access points, like fenced courtyards?
Bundling With a House Wash Between Tenancies
Landlord gutter cleaning pairs well with a house wash, and the gap between tenants is the easiest time to book both. Many landlords combine a gutter clear with a house washing between tenancies visit. Tenancy Services lists house washing alongside gutter cleaning as a usual landlord task, so one visit covers two jobs.
A soft wash removes algae, mould and grime from the cladding without the paint damage high-pressure blasting can cause. It also makes the property look cared for at the next viewing.
Bundling usually lowers the overall cost compared with booking separately.
Getting Started
Send us a list of addresses and a rough idea of storeys and tree cover, and we’ll take it from there. We’ll quote each property for free, suggest a schedule, and work through it Monday to Friday, 8am to 5pm.
