## What Does Gutter Cleaning Cost in the Bay of Plenty?

You know how two houses that look the same from the street can get very different gutter quotes? That’s normal. Gutter cleaning cost in the Bay of Plenty depends on the job, so most local operators, us included, quote each one individually.

For a rough ballpark, Bark lists an average of $320 for the region, with prices running from $220 to $500. The directory Hire and Look (handld.org) shows a wider Rotorua range of NZ$90 to NZ$640. The gap comes down to size, height and how blocked things are.

The price depends on how much spouting you have, how high it is, how easy it is to reach, and how blocked the downpipes are. This guide explains each factor so you can compare quotes with confidence. If you’re in or around Rotorua, our page on

We don’t publish a price list, and you should be cautious of any quote that hasn’t considered the details below. A low headline figure can turn into a different number once height, access and downpipes are taken into account.

> **What matters most**
>
> Metres of spouting and building height set the baseline. Access, downpipe blockages and debris volume move it up or down from there.

## What Drives the Price?

Five things move the price: spouting length, storeys, roof access, downpipe blockages and debris volume. Here’s how each one plays out on a real job.

**Metres of spouting.** The total length of gutter is the starting point. A compact single-storey house might have a modest amount of spouting. A large two-storey home with garages, extensions and valleys can have much more.

Some NZ operators price this by the metre. Kiwi Spouting, for example, charges per metre with a minimum of $100 for a single-storey house and $125 for a two-storey house, and it suggests stepping out your spouting (about one step per metre) to estimate the length.

**Number of storeys.** Height affects time and safety. With traditional ladders, two- and three-storey homes are much slower and riskier. WorkSafe NZ’s good practice guidelines say there’s no minimum height for working at height, and that any fall risk must be managed. Ground-based vacuum equipment reaches up to 3 storeys from the ground, which keeps the extra time down, but height is still a factor.

**Roof access.** Slopes, decks, garden beds, fences and tight side paths all change how easily the roof line can be reached. A flat, open section is quicker than a steep, planted one. Rural and lifestyle blocks can also add travel. Unicorns, a NZ cleaning company, says call-out fees on those properties can add $50 to $100.

**Downpipe blockages.** Every clean we do includes flushing the downpipes. Most flush through easily. Some are packed with silt or have blockages deep in the soak hole and take longer.

Check this one when you compare quotes. Some operators charge for downpipes separately, and TradieTools.nz lists $50 to $120 per downpipe cleared as a typical add-on.

**Debris volume.** Gutters under heavy tree cover, especially pines and redwoods, carry far more material. More debris means more time and more to take away.

Our climate adds to this. NIWA’s 1991 to 2020 averages put Rotorua at about 1,356 mm of rain a year and Tauranga at about 1,202 mm. That’s plenty of wet weather to turn needles and leaves into heavy sludge.

| Factor | Lower end of the range | Higher end of the range |
| --- | --- | --- |
| Spouting length | Compact single-storey house | Large house with garage and extensions |
| Storeys | Single storey | Two or three storeys |
| Access | Flat, open section | Slopes, decks, tight side paths |
| Downpipes | Flush through easily | Silted pipes or blocked soak holes |
| Debris | Light, open section | Heavy canopy, matted needles and sludge |

## Single-Storey vs Two-Storey Homes

A two-storey home usually costs more, but not double. Hire and Look’s Rotorua figures show a typical single-storey clean at NZ$170 and a typical two-storey clean at NZ$290, which is roughly 70% more.

A single-storey home on a flat section with few trees sits at the simpler end. A two-storey home under pines, with a steep driveway and a soak hole that hasn’t drained properly in years, sits at the other.

| Home type | Typical Rotorua price (Hire and Look) |
| --- | --- |
| Single-storey, standard perimeter | NZ$90 to NZ$280 (typical NZ$170) |
| Two-storey, full clean with height access | NZ$180 to NZ$460 (typical NZ$290) |
| Large home or heavy moss | NZ$280 to NZ$640 (typical NZ$410) |

Height on its own doesn’t double the price. What it does is add downpipe length, set-up time and care. Because our equipment works from the ground, we avoid the ladder repositioning and roof walking that make tall houses slow for traditional cleaners.

That matters if you manage a rental or a multi-level building. WorkSafe NZ points to doing the work from ground level where possible, and it recommends physical barriers or fall restraint for any potential fall over one metre.

## How Bundling Lowers the Total

Doing more than one exterior job in the same visit usually costs less overall. The most common bundle is a gutter clear with a

roof moss treatment bundle

[/roof-moss-treatment/ →](/roof-moss-treatment/)

. It makes practical sense too: moss loosened from the roof washes into the spouting, so clearing the gutters afterwards finishes the job properly.

Other popular combinations include:

- A gutter clear with a house wash
- A gutter clear with spouting repairs

Hire and Look notes that pairing gutters with a house wash is common in NZ and usually beats booking each job separately. Ask about bundles when you request a quote.

## What a Quote Should Include

Every quote you compare should cover the same five things:

- **Full spouting clear**, not just the easy-to-reach sections
- **Downpipe flushing** through to the soak hole
- **Debris removal**, taken away rather than left in bags or dropped on gardens
- **Height and access** considered properly
- **Safety and insurance**, especially for multi-storey work

Hire and Look makes the same point about downpipes. Clearing the gutter trough but leaving blocked downpipes is half a job, and overflow comes back with the first heavy rain. Confirm that flushing is in the quoted price, not an extra.

A cheap quote that skips the downpipes often costs more in the long run. The gutter looks clean, then overflows in the next storm because the blockage was lower down.

## How Often Will You Need to Pay for It?

Frequency matters as much as price. A house under heavy canopy might need two or three clears a year, while an open section might need one. Rotorua Property Services recommends professional cleaning at least once a year as a baseline, and pines or redwoods overhead push that higher.

FAQ

## Common Questions

Why do two-storey homes cost more?

More height usually means longer downpipes, more set-up time and harder access. Ground-based vacuum equipment reduces that extra time compared with ladders and scaffolding, but height is still a factor.

Does bundling reduce the price?

Yes. Gutter clearing plus a roof moss treatment, or a gutter clear plus a house wash, usually lowers the total compared with booking each separately.

Are quotes free?

Yes. Every quote is free and comes with no obligation.

Is downpipe flushing included?

Yes. Every gutter clean we do includes a full flush of the downpipes through to the soak hole. Very stubborn blockages can take longer, which is one of the factors in the quote.
